Eviction Cleanouts

A documented path to the next tenant.

A rental cleanout should begin only after the property representative confirms lawful possession, access and authority to direct the handling of remaining items. Frontline does not make ownership or legal determinations. We build the work plan from the client’s authorized instructions, the condition of the property and the finish level requested.

When to call

Start with what you can
safely observe.

Only share what you can observe without entering or disturbing a restricted or unsafe area. We will confirm access, authority and the next appropriate step with you.

A landlord or property manager has regained lawful access and needs remaining material removed.

The unit contains abandoned debris, furniture, household goods or material requiring client review.

Condition photos or a documented removal scope are requested before turnover work begins.

Observable odor, pest, sewage, sharps or biohazard concerns may require a separate or expanded work plan.

How the scope is built

A clear plan before
work begins.

01

Confirm authorized access, the person directing the work and the areas included in the cleanout.

02

Define what is removed, what stays, what requires approval and whether exterior or common areas are included.

03

Identify the requested finish condition, documentation needs and any specialty cleaning or contamination concerns.

04

Separate cleanout work from repairs, reconstruction, legal notice requirements and property-management decisions.

What to expect

Useful boundaries.
Fewer surprises.

The client is responsible for confirming authority to access the property and direct handling of the remaining material.

Frontline follows the approved removal instructions and does not decide who owns an item.

Photos and completion records can be included when requested in the written scope.

Important: Every property is different. The written scope identifies the accessible areas, materials, services, exclusions, timing and documentation included in your project.

Questions about Eviction Cleanouts

Know the next step
before you commit.

Can you start immediately after an eviction notice?

The property representative must first confirm lawful possession, access and authority to direct the work. Frontline does not provide legal advice or determine when an eviction process is complete.

Will you photograph the unit?

Condition photos and completion photos can be included when requested in the approved scope. The scope should identify which areas and records are needed.

Does the cleanout include repairs?

Not automatically. Repairs, reconstruction, painting and specialty trade work are separate unless a written scope expressly includes them.
